Announcement: New South Holland Facility Adds 125,000 Square Feet
Announced in October 2022, the South Holland facility marks a significant addition to Morgan Li’s capabilities. From the press release:
Morgan Li, a custom fabricator of fixtures, furniture and graphics has today announced the opening of a 125,000 square foot warehousing and distribution facility in South Holland, Illinois.
The company, a Crain’s Chicago Business Fast 50 Finalist and partner to national retailers, hospitality brands and student housing providers secured the lease in September 2022 and will use the space to support growing demand from clients both old and new.
This is Morgan Li’s second expansion in the past year following the January purchase of a 13-acre, 230,000 square foot production space in Chicago Heights, Illinois.
“It’s incredible to think how far Morgan Li has come in the past thirteen years,” said Andy Rosenband, Founder and CEO of Morgan Li. “It feels like just yesterday that we had just a few employees and a paint line. But with this addition, we’re ready to do so much more.”
With the addition of this facility, Morgan Li now has four locations under ownership or lease in south suburban Chicago and boasts nearly three quarters of a million square feet of production, warehousing and distribution space. David Rodriguez, former Packing & Assembly Lead at the company’s main production facility will now run the South Holland location.

Investment in Growth
Morgan Li started small—four employees and a paint line. Founded in the refurbishment space, CEO Andy Rosenband and President Jonathan Rosenband spent the past decade returning the factory founded by their grandfather to (and beyond) its original glory.
But this was just the beginning. As client needs changed, the company changed as well. Not only has the company continued to grow—the founders turned revenue into more growth. It’s one of the reasons Morgan Li remains the only manufacturer on the Crain’s Chicago Fast 50.
Over the past five years, we’ve invested nearly $10 million in facilities and equipment needed to better support our clients and facilitate growth. And we’re not stopping yet.
Centralized Production
One of the biggest reasons we invested in this new facility was simple—we’re using the newfound space in our headquarters to focus on production.
For current and prospective clients, the benefits are obvious. We’re staying lean—and we’re investing in growth.
Our 300,000 square foot facility at 383 E. 16th Street will transition from production and warehousing to production-only. Metal, wood, and graphics will each have more room to operate. This additional space will allow us to add new equipment to support the evolving needs of clients.
Efficiency & Flow
In addition to the extra footprint this expansion allows, the decision to add our South Holland location will make things a whole lot more efficient. This starts with our three Chicago Heights locations. As mentioned above, our main facility is getting revamped to gain production space. Added to this, our Washington facility will be our primary paint space.
Combined, this will make our facilities more efficient. With three locations less than a mile apart, we’re never too far from the materials in our warehouse space. As the expansion progresses, we’re moving equipment around.
